Noon Real Estate Photography

About Me

In the ten years I’ve been taking Real Estate photos, I’ve learned a few things: buyers and sellers are anxious and want order and speed; RE agents are overworked and want reliability and expertise; everyone involved wants a house bought or sold with as little hassle as possible.

I take all my shots with the home buyer in mind, setting myself up in each room to show off what they are looking for. I put myself in their place.

I have a pretty basic business plan. I have a simple and reasonable pricing system; I will get photos back to the agent by the next day, or the same day if necessary; I do not hold reproduction rights – they belong to the RE agent; I keep in mind that the agent is my customer and do all I can to help her or him get and keep sellers; and I do my best to take fantastic photos that please both the buyer and the agent.

(The picture of me is in concert. Wish I had straightened my tie...)

About Me

How Do I Do My Pricing?

If you have a million-dollar home and you want pricing, call me...otherwise: Standard home photographs: $150 This includes at least 30 photos (usually 40-50), blue sky enhanced if needed, all walls/verticals corrected to 90 degrees (no angled walls, etc.), 2 business day delivery guaranteed, photo shoot date and time at your, and your client's, convenience, minor staging if necessary. This is for homes under 3,000 sq. ft. Standard home video: $200 (only available if still photos are taken too) This includes a hand-held walk through, minor editing, music, and narration from your "important features" list. This is done at the same time as the photo shoot and delivery is also 2 days. See the sample video in the House Video tab above. And remember, this is a video taken as if we were walking a friend through the house. If you want a Hollywood style video, we can do that too. Standard home video with flyover: $300 (with stills, of course) The flyover is performed by an expert UVA company from New Hampshire. They use (usually) an octopod copter with a GoPro camera. The flyover time is from 2 to 5 minutes, depending on the requirements of the house. This becomes part of the Standard home video. All local ordinances, as well as FAA regulations are followed. As is always the case, if you need re-takes or corrections to a photograph, there is no charge.
